We note that the application proposes 98 flats and 14 houses and 2,065 m2 of commercial floorspace (Class E). The proposed residential development will have an impact on local healthcare services. The Health Impact Assessment (paragraph 3.24) correctly identifies two GP practices within 1km of the site - Hampton Hill Medical Centre (0.4km) and Broad Lane Surgery (0.7km). Both these practices have a FTE GP per patient ratio above the recommended benchmark of 1:1800 which indicates that they are operating at capacity. The development will also have an impact on community healthcare services provided by NHS Hounslow and Richmond Community Healthcare Trust at Teddington Memorial Hospital which is 1.2km from the site. A s106 contribution is required to mitigate the adverse impact on local healthcare services. Using the proposed housing mix in Table 4.1 of the Planning Statement, the HUDU Planning Contributions Model calculates a s106 healthcare requirement of £94,210 which would be used to address the impact on primary care services at the local GP practices and community services at Teddington Memorial Hospital.
