These changes reflect the proposed amendments set out in my email dated 4 August. In summary, the Main Block and car parking layout has been amended to address the consultation comments: WCH Internal Layout - The WCH (all located on Block 1 First Floor) – the wheelchair charging space no longer located in front of a cupboard; layout plan showing the bathroom accessible layout. Car parking - Car park layout has been amended to locate all of the residential disabled bays within the Main Block (was 4 no. disabled bays for the flats, now 6 no.), all for easy access to the WCH (10 no. M4(3)) in the Main Block. - The amended car parking layout included 4 potential future provision disabled bays in the basement level. Overall in terms of residential parking, the proposed 6 no. (7%) disabled bays and 4 no. (5%) future potential provision would result in a total of 12% disabled parking for the residential use (sub-total of 83 spaces). There is no change to the overall car parking number for the whole development (96 no.). Please see the Parking Diagram (SO-XX-DR-A-20-002-P1) and the DAS Section 8.2 for further details. - The ground floor surface parking allocation has been amended, so that the parking for the houses are located closer to the houses. - Landscaping plans have been updated following the latest parking layout. Fire Safety amendment - Core 1 and 2 staircases no longer go down to basement level. - Introduction of a new basement fire escape door on the western elevation, and one escape door on the ground floor northern elevation. - The north/south/west elevations have been updated following the new basement fire escape routes. Commercial Floorspace - The Ground floor commercial unit in the Main Block (Plot C1.02) and basement area has been enlarged very slightly following the introduction of a new staircase servicing ground and basement only. - the overall commercial floorspace (Block 1 and 2) has increased from 1,885sqm to 1,906.2 sqm (increase of 21.2sqm). Description of Development It is proposed that the DoD is updated to reflect the latest layout with the 21.2sqm additional commercial floorspace. The proposed DoD is: Demolition of existing buildings and erection of 1no. mixed use building between three and five storeys plus basement in height, comprising 86no. residential flats (Class C3) and 1,311.2 sq.m of commercial floorspace (Class E); 1no. two storey building comprising 595sq.m of commercial floorspace (Class E); 14no. residential houses (Class C3); and, associated access, external landscaping and car parking.”.
